The Garden District Condos is a heritage structure developed by Hyde Park Homes and The Sher Corporation in Downtown Toronto. Located at the main intersection of Shuter & Mutual, the building will span across addresses 79, 81 and 85 Shuter Street. The architectsAlliance-designed tower rises behind three existing heritage buildings dating from the 1860s. These three-storey brick buildings will be preserved and incorporated into the newly built Garden District Condominiums.

The Garden District structure is 32 storeys tall offer 234 suites. The suites are available in a mix of 85 one-bedroom units, 123 two-bedroom units, and 26 three-or-more bedroom units. The building is suitable for a wider range of lifestyles because of the variety of multi-bedroom suites available.

The Garden District Condos features an indoor amenity room that will connect with an outdoor terrace on the southern portion of the buildings' 7th floor. In addition, there is a three-level underground parking garage with 45 parking spaces, consisting of 36 residential and 9 visitor spaces.
